3 Bedroom Apartment, located on the 3rd Floor (available for a minimum 5-month Contract and for 3 friends).

The flat consists of a lounge with new Sofa, a Fully equipped kitchen with all the electric appliances, Air-conditioning available in the rooms and Lounge. The Flat has 2 toilets and 1 shower which must be shared between the three tenants.

The rent includes the common expense and garbage fees but doesn’t include the Utilities (i.e. Water, internet, electricity has to be paid separately) and has to be shared between the three tenants.

A one-month security deposit of 1175 Euros has to be paid for the confirmation of the flat and will be returned once you complete the complete 5 months of the stay and pay all your utility bills.

The residence is a 4 bedroom apartment which is on the second floor without an elevator. Its location is excellent for Eramus students of University of Cyprus, either old or new campus.

Each student rents a Room that he/she has the only access to.

Every Room is equipped with a double bed, desk, office chair. Also in the Room there will be two pairs of clean sheets, a duvet with cover,  a blanket and a pillow with pillow cases. The exception is that Room No.2 has mattress size 110x190cm and it has a small balcony/storage space.

The common areas are a living room, dining room, kitchen and balcony. The apartment has a Bathroom and a Shower room, two Toilets and they are shared by 4 students.

The apartment  is fully equipped with appliances and furniture: There is iron, iron board, hairdryer, washing machine, clothes dryer and all kitchen appliances: Oven, Gas Stove, Kitchen hood, Fridge, microwave, Toaster, Kettle, all basic cooking tools, cutlery, bins for recycling and waste. TV, 3-seat sofa, single sofa, dining table with 8 chairs.

The rent is 450€ per Room/student and includes the (a) electricity bill, (b) water bill, (c) Internet Service/WiFi 100Mbps and (d) building common expenses.

Bus stops from/to UCY are just 50meter away. Te duration of the commute is approximately 10 minutes. However, University Campus is a 25-30 minute walk distance. 

I am asking for 1 month rent as a deposit (450€) which will be fully returned upon the end of the Rental Agreement. Rent is payable on the 1st of each month.

It also offers excellent bus connections to all universities — UCY, European University, UNIC — and the rest of Nicosia, with a bus stop only a few meters away (including routes to other cities).

Available for a minimum 5-month Contract duration, starting 1st Feb – 30th June 2026. (One of the rooms is already rented to an Erasmus student (Greek/female)).
